Delivering a full CAT A & CAT B office fit out 

As specialist office design and build contractors, we were appointed to deliver the full CAT A and CAT B fit out and manufacture exceptional joinery to create a fully operational, inspiring third space. Early enabling works set the foundations for what followed, including complex structural alterations, lift preparations and extensive coordination across risers and plant areas. 

We carried out the complete delivery of mechanical, electrical and public health services, including extended plant, new sprinkler systems, raised access floors and full commissioning of MEP services. Our team also delivered the full office interior fit out – installing partitions and glazed walls, suspended and acoustic ceilings and staircases, with our bespoke joinery, high-quality finishes and signature flooring adding refinement throughout. 

Managing multiple lift installations, strict site protocols and a high volume of operatives on site required robust planning and site management. Our team kept the complex programme on track through detailed inductions, RAMS reviews and close coordination. That’s how we delivered a fully refurbished flex office fit out that balances flexibility and design; exactly what the future of flex demands.

At the heart of Conductor is a collection of memorable spaces that go far beyond the idea of a conventional office fit out, offering a range of environments that cater to people’s different needs: 

The Reception Area makes a powerful first impression from the moment the occupier enters the space. Impressive joinery manufactured in-house at our Kent facility, tactile finishes and an inviting layout welcome them into a workspace designed to be experienced, not just used. 

For the coffee lovers, the Café delivers a true barista experience, offering professionally made coffee on site, refreshments and snacks. It reinforces the idea of the office as a social, hospitality-led environment where people want to spend time. 

With seating in different shades of burgundy, the Conversation Pit provides a relaxed, comfortable setting created to spark spontaneous conversation and invite people to take a break, framed by bespoke joinery that adds warmth and depth to the space. 

The Library is one of the project’s most distinctive features, providing a quiet zone finished with rare traditional terracotta brick walls and custom joinery that add texture, warmth and a premium feel to the space. 

At the heart of the space, the central glass Atrium draws daylight deep into the building and creates a strong sense of openness and connectivity across levels. It introduces vibrant colour and warmth, layered with biophilic features that bring a sense of calm and encourage creativity. The space feels more like a destination than an office, challenging expectations of what an office interior fit out can be. 

The Pavilion acts as a central hub, anchored by a versatile glass and timber structure that houses fully equipped meeting rooms of varying sizes. It’s a flexible setting designed to adapt to different working styles and group sizes.
