At DBSJ, we’re redefining flex office spaces and our latest project at Regus Pride Park in Derby is a testament to our vision. This space blends Scandinavian minimalism with a boutique lounge aesthetic to create a hospitality-driven workspace built for creativity, connection and productivity.

Working alongside Oak Spinney, our design journey focused on creating a welcoming atmosphere that inspires people to do their best work. For Regus Pride Park, we set out to craft a true Third Space: a place between home and office, designed entirely around people’s real needs.

Inspired by the minimalism of Scandinavian design, our team favoured natural textures, biophilic elements, tactile finishes and soft tones to balance simplicity and warmth. Completing a full CAT B fit-out, we delivered new partitions, mechanical and electrical systems, bespoke joinery, access-controlled doors and refined finishes. Custom details such as the reception desk, booth seating, timber panelling and feature tea points complete the offices and add character.

Breakout zones and boutique-style lounges encourage collaboration and community, while a barista-style coffee area brings the space together and offers a premium occupier experience. The result is an experience-led workplace that redefines the next generation of flex offices, where people feel genuinely inspired.

We continue to push creative boundaries in the flex office industry with our blend of hospitality-led design and workplace functionality to create spaces that drive wellbeing, loyalty, community and long-term occupancy.
