New Spaces to Places report captures the very principles we bring to every workspace
17th September, 2025

The new Spaces to Places report, titled Voice of the Customer, reflects the shift we champion every day: putting occupiers’ needs at the heart of flex office design.
Breaking away from industry assumptions is key to understanding what hybrid and flexible workers truly want and need. The sector must move from supply-led development to a demand-driven model, where success depends on listening closely to occupiers and creating spaces that give them compelling reasons to choose the office over working from home.
With customer experience at the core, we’ve always designed workspaces that sit between home and the traditional office – true ‘third spaces’ – that bring together advanced tech infrastructure, private spaces and wellness features. Our hospitality-led mindset inspires us to create environments where people connect, collaborate and thrive.
We’re leading this shift, recognising that a one-size-fits-all solution no longer works. Given that 71% of occupiers would increase attendance for ideal conditions and 66% are open to longer commitments for superior experiences, the path to long-term success lies in designing exceptional, experience-led workplaces. That’s exactly what we deliver.
Voice of the Customer report key findings
The fundamental challenge facing our sector is moving from supply-led to demand-driven development. For too long, the office fit-out industry built what they thought people wanted, rather than what they need.
The three personality types: Innovators, Wellness Seekers, and Maximisers, provide a roadmap for this transformation. They require sophisticated, segmented strategies rather than one-size- fits-all approaches. Wellness Seekers represent the critical pivot point of office market success. At 39% of the market with the lowest current attendance but highest growth potential, this personality type determines whether the office sector thrives or merely survives.

Experience quality commands premium pricing: With 71% willing to increase attendance for ideal conditions and 66% accepting longer-term commitments for superior experiences, the path to profitability runs through excellence, not cost reduction.
